Carbon Footprint: calculation based upon actual energy supply source(s) because where your building(s) are located determines your carbon footprint.  Building(s) in states that rely on coal to produce electricity are bigger carbon emitters than elsewhere, however, utility rates in those areas are more palatable. 

Due Diligence:  For commercial real-estate, identifies energy consumption in relation to net operating income to facilitate asset valuations.  Low energy consumption as indicated through benchmarking or energy conservation measures will indicate the ability to lease, obtain full occupancy and increases asset values.
